1. Using the website

You are welcome to browse this website for personal, non-commercial purposes. The content, photographs and texts may not be copied, republished or used commercially without our written permission. Please do not attempt to disrupt the website or to submit the inquiry form automatically.

2. Sending an inquiry

The inquiry form is a request for information. Sending it does not create a booking, does not hold the dates and does not oblige either side to anything. We reply with availability and an offer where we can.

Please give accurate details — especially your dates, the number of guests and whether a dog is travelling with you — so the answer we give you is correct.

3. Direct reservations

Direct stays are arranged and confirmed personally with the owner. This website accepts only non-binding inquiries; it does not confirm reservations, hold dates or accept payment. The cancellation conditions below apply to direct stays agreed with the owner.

Cancellation policy for direct bookings — Because we rent the entire private property exclusively to one group, the following cancellation rules apply when a guest cancels a direct booking:

• Cancellation more than 30 days before arrival: we refund 50% of the total price of the stay.
• Cancellation 30 days or less before arrival: the cancellation fee is 100% of the total price of the stay (no refund).

Recommendation: we recommend that guests take out travel insurance with cancellation cover (the scope of cover, including illness or injury, depends on the insurer's terms).

4. Reservations through Booking.com

The Booking.com buttons on this website open our listing on Booking.com in a new tab. A reservation made there is concluded on Booking.com and is subject to the rate, payment and cancellation conditions displayed there at the moment of booking, together with Booking.com's own terms and privacy policy.

5. House rules published on this website

The following details are the ones already published in the guest information on this website and apply to a stay at Villa Rosa:

• Check-in from 15:00, check-out by 10:00 (early arrival or late departure only if agreed in advance).
• Maximum occupancy: 10 guests.
• No smoking inside the apartment.
• Quiet hours from 22:00 to 08:00.
• Dogs are welcome — please tell us in the inquiry so we can prepare.
• The requested stay must include at least one night; any additional arrangements are agreed personally.
• Tourist tax is included in the prices shown on the Rates page.
• Please treat the apartment with care, close the windows when you leave, and tell us straight away if something breaks.

Any further condition of your stay is the one written in your booking confirmation.

6. Activity and area information

Routes, trails, ski areas, golf courses and other suggestions on this website are shared for inspiration. Conditions in the mountains change; check the current situation with the responsible operator and take part in outdoor activities at your own risk and within your ability.

7. Changes and applicable law

We may update these terms as the website develops; the version published when you send an inquiry is the one that applies to it. Italian law applies, and mandatory consumer protections in your country of residence remain unaffected.
